At Legacy PM&M, we believe in providing honest, quality Property Management where we will keep your
investments running smoothly so that owners may rest assured they are getting the best service not only
for them as the owner but for their tenants as well. After working in the property management business
over 20 years, I have learned that every owner is looking for something different when it comes to
managing their investments. Legacy PM&M will let each owner choose what aspects of property
management they would like for us to provide. Below is a list of what we offer and pricing.
• We offer full service Property Management which is the most popular for most owners. Most
owners are looking for someone to take care of accounting, maintenance, tenant relations,
marketing
• We will receive all tenant rental monies and deposit daily
• If you provide laundry services, we can collect the money and deposit for you. We have
appliance repair men as well.
• Receive and pay all contractor and monthly invoices
• Provide 24/7 maintenance. Tenants will contact our company directly with any maintenance
needs during working hours and after-hour emergency services. We have someone locally
who will answer the call and have someone ready to take care of their emergency needs
quickly. We have many contractors that we have worked with over the years that are very
knowledgeable and trustworthy that provide excellent pricing as well. We also offer lawn care.
• Owners will receive monthly statements with copies of all contractor invoices and actual
receipts from parts bought. These statements will also show who has paid their rent or not.
We will send out mid-month updates on properties
• Tenant move in/move out inspections. When someone moves out, we will do a final walk thru
with the tenant so they are aware of what will be taken out of their security deposits. Once
someone is ready to move in, we will meet them at the unit and go thru all water shut off’s,
toilet and sink on/off valves, how and where to change the HVAC filter, how the t-stat works
etc. There will be a list of what all was done to the unit so that when the tenant moves out
there will be no “blame game”. Proof is in the pics and sign off of tenant and manager.
• We will market all vacant properties on multiple web sites.
• We will make, manage and keep all tenant lease files.
• We will hold the sec dep from each tenant so that at move out, we can process them so that
you as the owner do not have to keep up with it, unless that is something you would like to
continue to keep.
• We will accept tenant applications and process them for new tenants. We will run a
background check, credit check and past rental verification. Once approved, we will take care
of the lease, lease signing ect.
• We will accept and deposit all monthly rental payments from tenants and deposit them daily.
We will send out 5 day pay or quit letters to tenants that haven't paid their rent by the 5th of
each month.
• For the tenants who are slow to pay, we will take them to court and deal with all law
enforcement issues.
• Owners will still need to pay their own mortgage loan payments and so their own taxes. We
will provide any needed documentation to your accountants that you may need.
If there are other items you would like to be taken care of that are not listed above, we will discuss those
needs together to see what it the best way to get that done for you.
Most importantly, we will provide exceptional tenant and owner relation service’s. We want to get to
know you as an owner and to work together to decide exactly what you specifically are looking for our
company to take care of for you. We will represent you so that you as the owner do not have to be in the
middle of all situations.
PRICING
Below is a price list which depending on your services you would like provided it may change. This is
based on providing full service management:
• 1-19 units – 10% of the monthly rental income
• 20-39 units – 9% of the monthly rental income
• 40-59 units – 8% of the monthly rental income
• 60 units and beyond – 7% of the monthly rental income
